Job Description:
CMS Energy is seeking experienced and driven Real Estate Representatives III to support our land acquisition and property management initiatives for utility infrastructure projects. The ideal candidate will bring deep industry knowledge, strong negotiation skills, and a proactive approach to securing land rights in compliance with organizational goals and regulatory requirements.
 
Key Responsibilities:
  • Negotiate effectively with private landowners and government agencies to acquire land rights for construction, maintenance, and operation of facilities.
  • Acquire various property interests, including but not limited to: fee simple, easements, leases, licenses, permits, temporary workspace agreements, and ordinances.
  • Conduct internal and external due diligence to ensure accuracy and completeness of land rights documentation;identify and address any curative issues.
  • Interpret and analyze survey drawings, engineering plans, title documents, and abstracts.
  • Serve as the primary liaison with landowners, tenants, and stakeholders regarding ownership, easement rights, access issues, and damage claims.
  • Represent CMS Energy in public forums, including meetings with zoning boards, municipalities, drainage boards, county commissioners, and other agencies.
  • Adhere to and apply company policies, procedures, and standards to all work activities.
  • Organize workload efficiently, adapt to changing priorities, and work independently with minimal supervision.
 
Required Qualifications:
  • Minimum 5 years of experience in the Right of Way/Real Estate industry, including at least 1 year of land rights acquisition experience.
  • Strong knowledge of settlement instruments and contract terminology.
  • Proficient in land title research and familiar with real estate laws, regulations, and due diligence practices.
  • Ability to interpret engineering documents, including survey drawings and construction plans.
  • Excellent communication, negotiation, and interpersonal skills.
